What Happened - The current Owners have sold their water rights. Golf Course irrigation will cease November 2026
Current Owners Plan - Owners are interested in selling the property. Operations as a Golf Course will cease November 2026
Course Value - With no water access the course has little value to any potential investor as a golf course.
Stormwater - Water from some neighborhoods to the north of Nissen Reservoir flow through gutters and storm drains and is retained in the reservoir. The City & County of Broomfield is presently in active negotiations to purchase the Clear Creek rights and the easement to Nissen Reservoir to allow continue to use of Nissen Reservoir for stormwater.
Course Irrigation Water - The original Water Shares that were sold are not available for purchase. The current owner has expressed interest in leasing them until they can be used by a developer in a different location. This may be a short-term solution. Through research it was discovered the ETGC Property potentially has the right to drill two wells that could provide the needed irrigation water for the course for the future. Verification or the rights and cost estimates on the wells is on going.
Sale Potential - If a long-term resolution water issue is found, investment to address deferred maintenance to the course could be $3-5 million, excluding any major changes to the course layout. The annual profit from Golf Course operation may support the required investment by a future owner.
Charitable Contribution - The current owner has been informed that a Community Development Corporation has been established and can receive and provide a charitable tax receipt for the property.
Can it become residential development- Potentially, the property is currently a Planned Unit Development (PUD) Zoning, it is designated Open Space for use as a Golf Course. There are 94 single family units remaining in the initial property plan. The PUD can be changed through a lengthy, intensive rezoning process, including public hearings, master planning and presentations to CCOB Council. The council will determine if rezoning is approved
How will this impact me - During the period of an uncertain future expect a significant decline in property value. Individuals selling homes in the surrounding community will be required to disclose the current situation to buyers
What can I do - Be actively engaged with the Eagle Trace CDC in determining the future. Donate to the CDC so work can continue until a final use plan is defined. Stay up to date on Task Force activities, plans and actions. Share what you know with your neighbors
